Comfortable villa with private pool in prime location on the Ardèche

On the popular Domaine de Rive de l'Ardèche, you will find this modern villa with private saltwater pool (7 x 4 m), air conditioning, fully fenced garden and direct access to the river. You are in a unique location: quiet on the edge of the park, yet a short distance from the village of Vallon-Pont-d'Arc, the Pont d'Arc and the famous Grotte Chauvet. Enjoy comfort, nature and relaxation in one of the most beautiful regions of southern France.

Interior
Inside, the villa exudes space and light. The cosy living room is furnished with a comfortable seating area and large sliding doors opening onto the terrace and garden. Thanks to the open layout, the living spaces flow nicely into each other, making the whole place inviting to get together - whether with family or friends. There is also a babyfoot to add to the atmosphere.

The open-plan kitchen is fully equipped. Here you will find an oven, microwave, hob, dishwasher and a spacious fridge-freezer. A Nespresso machine ensures you can enjoy a delicious cup of coffee every morning. In the adjoining dining room, you can dine with the whole family overlooking the garden.

The villa has four bedrooms, one of which is on the ground floor. This room has two comfortable single beds (80×200 cm). On the first floor there are three more bedrooms: two each with two single beds (also 80×200 cm) and one smaller room with a queen-size bed (140 x 200 cm). All bedrooms are equipped with air conditioning, ensuring a pleasant night's sleep even during the hottest summer nights.

There are two bathrooms in the house: on the ground floor there is a bathroom with bathtub and sink, while the first floor offers a shower, sink and toilet. There is also a separate room with washing machine and dryer - ideal for longer stays or with children. There is also a separate toilet in the hallway.

Upstairs there is also a cosy loggia with table and chairs, where you can enjoy a coffee or a good book in peace and quiet, overlooking the garden.

Exterior
The outdoor area of this house is furnished with care and offers everything you need for a relaxing holiday in the sun. In the enclosed garden is a private saltwater pool measuring 7 by 4 metres, equipped with an electric roller cover for optimal safety. Around the pool are comfortable sunbeds, and you will find a cosy lounge area and a dining table where you can enjoy a good glass of wine until the late hours.

For the youngest guests there is a trampoline, while the jeu-de-boules court guarantees entertaining competitions for the whole family. There is also a barbecue for long summer evenings filled with delicious meals.

The garden is fully lockable, which is extra reassuring for parents with small children. In front of the house there is space for two cars under a covered shelter, so your vehicles are always in the shade.
