The house
On a narrow road 2 km from Montignac-Lascaux is this detached gite of 85 m2. Quiet location all around in the green.
Layout:
Entrance, kitchen (gas cooker with oven, fridge with freezer, combi-oven/magnetron, kettle, plancha, Senseo, coffee machine), large living/dining room of 35 m2 with double sliding doors to the balcony (3x8 m), corridor, toilet.
Bedroom 1: 2 single beds 90x200 with Auping spiral, and mattress with topper (height on top 56 cm), built-in washbasin, fixed cupboards.
Bedroom 2: bed 160x200 (top height 47 cm), each half electrically adjustable (can also be used as 2 single beds 80x200), fitted wardrobes.
Bathroom with bath, shower, double washbasin.
Garage in the basement, with space for storing bicycles. Washing machine at tenant's disposal.
Always a place in the sun or shade: on the terrace at the entrance, or on the balcony (3x8 m).
+ Fixed air conditioning (3 units: in the living room + in both bedrooms) provides relief on the (very) hot summer days.
+ Special protected socket in the garage for charging electric cars.

Our gite is located on a wooded plot of about 3000 m2, situated on the slope of a hill.
The gite faces east-west, the balcony faces south, the back of the gite with the 2 bedrooms faces north.
A narrow road (approx. 3 m wide) runs alongside the gite, with the occasional local car or tractor passing by.
On the other side of the road, on the slope below the gite, there are 2 houses of a French owner. Because of the difference in height, our gite looks onto the chimneys and north-facing facades of these houses.
In one house lives the owner himself, the other is a gite.
Down in the valley runs the river Vézère, along which runs the road between Montignac-Lascaux and Les Eyzies.
At 2 km from the gite you will find a number of shops:
A large Intermarché, with pump station, car wash, and 8 quick-charge charging points for electric cars (50 Kw or 100 kw per hour);
A brand new ALDI, opened in June '24;
An organic supermarket "BIOCOOP".

Our gite is located in the French region of the "Périgord Noir".
This area is traditionally known culinarily for local dishes based on duck, goose, game, truffle, mushrooms, cheese (e.g. Cabécou), walnuts and fruit.
A typical "Périgord" meal can be ordered in many local restaurants.
Many ingredients are also available in supermarkets, for the home cooks among you.
A sympathetic development in recent years is the shop "producteur local" or "les producteurs", where local farmers, growers, and other producers offer their wares in the form of a collective or cooperative. Quality is good, prices are often no higher than in the "supermarché", and the producer receives a higher return for his products than when selling to a chain store.
The "Périgord Noir" used to have its own wine production, nowadays "regional wine" comes from further afield:
Bergerac (including Monbazzillac, Pécharmant), the Lot (Cahors, Luzech), and of course the Bordeaux region.
A typical drink from the region is nut wine, or nut liqueur. Usually based on walnuts.

The PERIGORD NOIR offers numerous sporting activities in green surroundings:
Hiking, cycling and mountain biking, and canoeing/kayaking on the Vézère. or the Dordogne.
The immediate surroundings have a large tourist offer:
MONTIGNAC with the world-famous caves of LASCAUX.
SARLAT, the charming " capital " of the Périgord Noir with beautiful weekly markets and many old houses, streets and squares.
LES EYZIES, on the banks of the river Vézère, with numerous prehistoric sites, including the national museum of prehistory.

Our gite is equipped with:
- A fixed air conditioning system (cooling or heating) with units in the living room and both bedrooms;
- A special, secured socket in the garage for charging an electric or hybrid car (fused at 16A, so a charging capacity of max. 3,68 Kw per hour).
We work with an Electricity Forfait of 15 Kwh per day, which is more than sufficient for normal electricity consumption for lighting, electric boiler, kitchen equipment, etc. The forfait of 15 KwH/day is included in the rental price.
Above 15 Kwh/day;
Settlement of additional costs of electricity based on subsequent calculation: 30 cents per Kwh. There is a digital electricity meter, so you know exactly how much you consume, and you pay exactly what you consume above the flat rate.
