The luxurious, comfortable villa VIVARAIS is very conveniently located on the edge of the villa park, with a very large enclosed garden, overlooking the river Ardèche and has a private heated swimming pool.

This villa has a spacious and high living/dining room with air conditioning and a sliding door to the terrace, a modern luxury kitchen, 4 bedrooms with air conditioning, 3 toilets, 2 bathrooms and an indoor terrace (loggia) with stunning mountain views.
Villa Vivarais has a large garden with a covered terrace. Of course, you have excellent fibre optic/Wifi internet and television reception of, among others, all Dutch and Belgian channels. The covered carport keeps your car out of the sun. In addition, there is room for a 2nd car on the driveway, equipped with camera surveillance. This villa has access to a charging station.

Layout
Ground floor: hall, toilet, bathroom and 2 spacious bedrooms. A master bedroom with 2 beds of 90x210 cm, wardrobe and hotel safe. This bedroom has French doors giving direct access to the garden. The other bedroom has 2 80x200 cm beds and a wardrobe and French doors to the front garden. Both bedrooms have air conditioning.

Between the 2 bedrooms is a bathroom with bath/shower, washbasin and toilet.
Large cosy living/dining room with sliding doors to the terrace, high ceiling, Smart TV (logging in with your own account on various streaming apps is possible) with DVD player and Hifi set, including 2 4-person sofas and 2 antique glass cabinets. The living room flows into the dining room (with 8-seater oval teak dining table and comfortable chairs) which connects to the modern open-plan kitchen. The kitchen is equipped with an induction hob, extractor hood, oven, microwave, dishwasher, 2 fridges, one of which has a freezer. There is also ample crockery and glassware, pans, oven dishes, bread/cutting boards and the like.

Floor:
Landing leading to 2 bedrooms (with air conditioning). 1 Bedroom with 2 beds 90x200 cm and a wardrobe. The other bedroom has 2 80x200 cm beds, a 60x120 cm cot and a wardrobe. Next to it is a separate room with washing machine, tumble dryer, clothes rack, ironing board and iron. Between the 2 bedrooms is the 2nd bathroom with shower, washbasin and toilet.
From the landing you have access to the indoor terrace (loggia) with 2 lounge chairs and stunning mountain views.

Garden
From the very spacious enclosed backyard of over 1100 m2, you have beautiful views of the mountains and the river. Trees provide wonderful natural shade when it is warm. Naturally, various garden furniture is at your disposal. Because of its location and vegetation, the garden with terrace offers optimal privacy.

Swimming pool
The private pool (9.5x4.2 m and 155 cm deep) has a walk-in staircase across the entire width where you can sit comfortably. The water is heated to about 26 degrees. There is also a solar outdoor shower. The pool has a roll cover that you can easily close by turning a key. This keeps the water nice and clean. The cover also serves as security to protect against drowning. Of course, the pool is maintained and cleaned weekly by professionals. The pool is surrounded by a spacious natural stone terrace with 8 sunbeds.

In short: villa "VIVARAIS" offers you the luxury, comfort and conveniences of home, but surrounded by the ultimate French holiday feeling!

Surroundings
Park facilities and beyond: Every tenant can use the 2 tennis courts, basketball court, playground, 3 bocce courts, table tennis table, outdoor fitness equipment, the large park swimming pool with toddler area, terrace with loungers and chairs, wicker parasols and the lounge area under a canopy. At the reception building you can get an ice cream, soft drink, draft beer, coffee, sandwich or snack and book excursions.

In high season, there is a bread order and takeaway service at reception (please let us know your choice of bread 1 day in advance). In high season, reception also offers, in cooperation with the park manager: boules tournament, water polo, children's disco, horse riding, canoe trips, happy hour, wine tasting etc.
The bakery for baguettes and croissants, among other things, and the fruit shop are less than a kilometre away; just outside the park. The large Lidl is in Vallon Pont d'Arc at 2 km and the luxurious and very large Super U at 4 km in Ruoms, as well as an organic shop, ATMs and petrol stations.

With its beautiful countryside and unique sights, the Ardèche is a fantastic tourist destination. The south of Ardeche, in which Vallon Pont d'Arc is located, is Provençal, i.e. extremely sunny. There are limestone plateaus with green oaks, lavender and olive trees, caves and the Beaume, Chassezac and Ardèche rivers.
The rivers are suitable for any rowing pleasure, from calm waters for beginners to extreme waterfalls for the daredevils. It is possible to go on an adventurous canoe trip of 8 or 34 km with the spectacular subway through the famous ancient arch bridge in Vallon. This excursion can be booked at the reception of the villa park; you will be picked up and brought or start at the bottom of the villa park.

The river Ardèche can be reached on foot from the park in about 2 minutes via a good and decent staircase. You can visit numerous villages such as Vals le Bains, Ruoms, Largentiere, St Remeze, Aubenas and Barjac.

The nice and cosy Vallon Pont d'Arc is about 3 km from the villa park and is a tourist village with summer crowds and many restaurants, cafés and terraces. Also in the immediate vicinity of the park there are a number of restaurants within 1-1.5 km that can be reached on foot.
