The house
A very well-kept villa with 5 bedrooms (all equipped with AIRCONDITIONING) and 2 spacious bathrooms, HEATED private pool with large terrace with sun beds, LOADING POOL for an electric car, covered terrace, artificial turf field with play equipment such as swings and sandpit and a built-in trampoline. The garden has atmospheric garden lighting and was newly laid out in 2021. You can enjoy a wonderful holiday here with family and friends. The back garden is fenced and has plenty of privacy.

The luxury holiday home (classified 4 stars by the French government ) is located on the edge of the domaine les Rives de l'Ardèche on the banks of the river Ardeche with a communal swimming pool, tennis courts, bowling alley, sports field, sports equipment and children's playground.
From the villa it is only a few dozen metres walk to the banks of the beautiful Ardeche and into the countryside. You can also cross the river there via the little breakwater and get to Mount Sampzon. From the garden you look out on the beautiful nature of Mount Sampzon or the private pool in the garden.

Restaurants, food & wine
Within a street of a few kilometres there are many restaurants in all price ranges and for all tastes. Think 1 star restaurants Likoké or Auberge de mon Fleuri or in Ruoms the good and well priced restaurant Terminus ( 3 courses for less than € 20,=). There are also at least 5 restaurants within walking distance of the villa. For the wine lover, there are caves and wineries in the immediate vicinity. There are tips in the villa and we are also happy to help. Our tip is to go for lunch between noon and 2pm, together with the French and often for an attractive rate.
Activities
The villa is located in the four-star park Domaine les Rives de l'Ardèche and you have free use of tennis courts, petanque court, sports field and children's playground, also the general swimming pool of 350m2 with separate safe children's section and equipped with sunbeds, umbrellas and lounge areas is free to use by guests of the holiday villa.
In and along the river Ardeche you can canoe and recreate. There are many nice weekly markets and beautiful historical villages in the area, such as Vogue, Balazuc and Labeaume. The well-known "Voie Verte"( a cycling/walking path from Vogiue to Grospierres) is nearby and invites you to enjoy cycling or walking along parts of this long path, which was partly built over an old railway track. In the vicinity there is plenty to do, for example visiting the cave of Chauvet, the caves of l'Aven d'Orgnac with its prehistoric museum and the world-famous Pont d'Arc. You can also rent a (electric) bicycle or mountain bike at the park. In the villa there are also maps for beautiful hiking routes in all levels of difficulty. And lots of other tourist information.
In the area, you can visit many good wineries and there are restaurants in all price ranges and tastes. You will find lots of information about this in the villa and we will also send you info after booking.

Further remarks
The villa is fully equipped, has a heated swimming pool from 2023, charging station for the car and air conditioning in all bedrooms. In the villa there is smart TV with reception of several Dutch, Belgian, German and French channels , direct button for Netflix and streaming is possible, WIFI internet is of course also available in the villa. There is a radio but also via bluetooth you can play your own music. There are books and games and some children's toys available. From the villa you can visit the Caverne du Pont Arc, take beautiful walks, canoe trips, visit various markets in the area, visit the lavender museum, the silk museum, wine tasting in various caves, or enjoy the beautiful surroundings that already start right behind your villa. Of course, you can also just keep chilling by the private pool in the garden. In addition to all amenities, the domaine has the character of a French suburb due to its spacious layout.
