Description
Situated on the edge of a small hamlet 6 kilometres from the Dordogne border in the magnificent Périgord Limousin National Regional Park, we are delighted to be able to offer you an exclusive preview of this superb estate with its perfect lake and vast grounds.
Originally built in 2008, the current owners have in recent years completely renovated to a high standard and improved all the accommodation this property offers. A superb private wooded driveway of approximately 200m leads you to the main house which sits in an elevated position perfectly aligned and orientated to take full advantage of the magnificent views over the lake and surrounding grounds. The house is immaculately presented and it is immediately clear when you enter the house that the owners have spent a lot of money improving the property. On the ground floor there is a large lounge with dining area, a well-equipped modern kitchen with pantry, a fabulous fully tiled bathroom with double bath and walk-in shower, a utility room and 2 bedrooms. From the living room and kitchen you have direct access to the 100 m² elevated terrace where you can sit back, relax and enjoy the stunning views or take a dip in the heated pool.
On the second floor, there is a large master bedroom that opens onto a generously sized private balcony overlooking the lake. Above the master bedroom there are 2 further rooms, one of which is used for storage and the other as a dressing room.
The house is fully heated by a central heating system powered by a 30-kilowatt Brosley wood-burning stove. The owners source wood for the wood-burning stove from the extensive woodland surrounding the property. The house is connected to the mains water and electricity supply. A septic tank has been installed in recent years and complies with current regulations. The property is well insulated, has double glazing and is very efficient and economical to maintain. In addition, there is a very fast and reliable internet connection.
Connected to the main house but with its own access and entrance, there is a large one-bedroom flat. The accommodation comprises an attractive open-plan living room with kitchenette, a bathroom and a good-sized bedroom. The flat has its own private terrace overlooking the lake. The accommodation is perfect for friends to visit or would be perfect for rental.
Further along the lake there is a 3 bedroom fishing lodge. The lodge has its own access and is perfect for a holiday rental. The lodge has a lovely bright lounge overlooking the lake, a modern fitted kitchen, bathroom, ground floor bedroom and 2 further bedrooms upstairs. The pavilion has its own terrace, small swimming pool, garden and barbecue area.
The lake is approximately 4000 m² in size and is fed by both a small stream and a natural spring. The water is very clear and the water quality is exceptional with water lilies growing in the lake. The deepest part of the lake measures around 4.6m. There is a variety of fish but mainly carp and roach. There is easy access all around the lake allowing you to find the best place to fish. The lake has only ever been fished by the owners. The island at one end of the lake is accessed by a footbridge and offers an additional peaceful environment in which to sit and enjoy the nature around you or of course to fish.
Beyond the lake, there are extensive woods to explore. Paths and seating areas have been created to make the most of this secluded environment. There are several outbuildings, including a large one in the woods which is ideal for storing wood and mowing equipment.
This exceptional property is situated in the beautiful Limousin region and although rural, is still easily accessible from Limoges International Airport (approximately 40 minutes away). The region is renowned for its many leisure lakes, markets and areas of outstanding natural beauty, making it an ideal location for tourists.
This substantial property is a must for any nature or fishing enthusiast, or for anyone wishing to develop a self-catering business.
