Description
Close to Narbonne and the Mediterranean Sea lies this spacious detached villa with its own swimming pool and lots of privacy. In this region (Minervois), the sun always shines and the temperatures are more pleasant than in Spain.
Villa Aquamarin is a luxury single-storey house for 2-8 people on the edge of a picturesque medieval village. From the house, its many terraces and beautiful garden, you have wonderful panoramic views (east, south and west) of the valley with vineyards, wooded hills and the village of Montouliers ('mont des oliviers').
The villa stands on large private grounds (2600 m2) with pines, olive trees, cypresses, oleanders and all kinds of Mediterranean herbs. The house is modern, stylish and fully equipped with 4 bedrooms and 2 bathrooms. Above all, there is a large private pool (5x11 m). From the house, the pool and the various terraces (with shaded areas) you have beautiful views of the valley.
Villa Aquamarin is highly recommended for nature and culture lovers and people who love luxury, atmosphere and tranquillity. And the historic cities of Narbonne, Béziers, Carcassonne, Montpellier and Mediterranean sea are nearby.
The villa is rented out several weeks a year and guests rate their stay with a 9.8 ! Besides own use, rental can be very attractive.

Montouliers is a quiet village situated on a hill at the edge of a valley. The church and castle dominate the surrounding houses and environment with vineyards, forests and wonderful walking+cycling opportunities.
The village has a grocery shop for fresh bread and basic necessities. There is also a small restaurant. All other amenities (shops, banks, etc.) are in the nearby villages.
Besides swimming, tennis and hiking in the immediate surroundings, the villa is an excellent base for:
- various beaches along the Mediterranean (25 km);
- the Canal du Midi and the river Cesse (5 km);
- the cities of Narbonne, Béziers (25 km), Montpellier or Perpignan (80 km);
- the most complete fortified city in Europe: Carcassonne (50 km);
- for children, there is Parc d'attraction Marseillan plage, Dino World Cap d'Agde, Acromix, Family park, Aqualand and Luna park in Cap d'Agde (50-70 km);
- the Cathar town of Minerve or the abbey of Fontfroide or Fontcaude (20 km);
- canoeing, cycling/mountain biking, horse riding or golf (5-25 km);
- visiting various caves or châteaux, such as Les Carrasses, Castigno and La Clape (15 km);
- several pretty villages, such as Peyriac-de-Mer, Lagrasse or Saint-Guilhem-le-Désert (35-45 km);
- African nature park near Sigean, where African big game roams freely (45 km);
- Barcelona, Girona and Figueres (Spain) are within driving distance (150-200 km).
The nearest airports are: Béziers (30 km), Carcassonne 50 km, Montpellier (80 km) and Girona (120 km). The latter 2 are frequently flown to from the Netherlands.

Constructional state
Excellent condition
The villa was built under architecture and completed in 1998. Key construction drawings are included at the back of the listing photos.
The insulated house has been well maintained and has been used 4-5 months a year. The house has DPE energy class C: floor, wall and roof insulation, double-glazed windows, as well as ample roof overhangs and shutters to limit sunlight. The window frames are PVC and require no maintenance. A structural engineering (DDT) report is available,
The property is connected to sewerage, drinking and well water, electricity and internet (telephone). There is electric heating in all rooms and a wood-burning stove in the living room.
A new kitchen was installed in 2017 and a completely new filter installation for the pool in 2020. The pool liner is strong "PVC-armé".

Grounds and outbuildings
Pool and garden
Large swimming pool (5x11 m) with Roman steps and a depth increasing from 1.00 to 2.00 m, alarm system for small children and underwater lighting. Around the pool is a large terrace (65 m2). From the house with several (partly covered) terraces you have direct view of the pool.
The surrounding large garden is enormously varied with various plane trees, pines, cypresses, olive trees, oleanders, rosemary, agaves and roses. An automatic drip system supplies the plants with spring water.
You have plenty of privacy and beautiful panoramic views from the house or garden as far as Narbonne (25 km away). From the property you walk straight into the fields and forests with several hiking possibilities. The GR78 and Compostella routes run 100 m past the house.
The garden is connected to a large 'back garden', a private extra field/forest plot of 3200 m2.
